<h3>The opportunity </h3>
<p dir="ltr">The project aimed to enhance the recently completed Extreme Photonics Applications (EPAC) building by fitting out several crucial areas, and encompassed: </p><ul><li><p dir="ltr">Staff offices and collaborative spaces, including an external balcony and a presentation space with tiered seating</p></li><li><p dir="ltr">Visiting scientists’ offices and collaborative spaces designed with fluidity, featuring variable height seating, movable wall systems, writable glass screens, acoustic booths, ‘thinking’ pods, and bespoke elements</p></li><li><p dir="ltr">A specialist room and supporting spaces designated for governmental use</p></li></ul>

<h3>Our approach </h3>
<p dir="ltr">The project faced significant challenges, notably aligning with the client’s fiscal year-end budgetary constraints. The Central Laser Facility (CLF) team exerted pressure to synchronise progress with expenditure targets. To address this, the project accelerated, with design stages overlapping, streamlined client approvals, and prompt initiation of tendering within two months of executing the Pre-Construction Services Agreement. Despite these constraints, completion was achieved in June 2023.</p>

<h3><strong>Our impact</strong></h3>
<p dir="ltr">Lexica's Project and Cost Management teams played a pivotal role in overcoming challenges and ensuring project success:</p><ul><li><p dir="ltr">Balancing cost, time, quality, and risk considerations, Lexica advised on an optimal procurement strategy and contractual approach</p></li><li><p dir="ltr">Leveraging our prior involvement in the EPAC base-build, we swiftly integrated the contractor into a collaborative culture, aligning with client objectives</p></li><li><p dir="ltr">Expanding our scope to include NEC supervisor services, Lexica facilitated seamless communication and ensured alignment with STFC</p></li><li><p dir="ltr">Flexibility was demonstrated by accommodating additional fit-out requirements in April 2023 without impacting completion</p></li><li><p dir="ltr">A post-completion review led by Lexica facilitated constructive feedback, with appreciation from the CLF Team and STFC for maintaining transparent cash-flow reporting and meeting financial targets</p></li></ul>
<p dir="ltr">Embracing principles of the new PAS 6463 Design for the Mind guidance, we delivered a high-quality finish, positioning the EPAC Phase II Fit-Out project as an exemplar fit-out within the Rutherford Appleton Laboratory.</p>
